Building’s supporting structure
The building is constructed on a low foundation.
The basement and ground floor of the building are constructed of poured formed reinforced concrete.
The load bearing exterior walls of floors I to VII, and the partition walls between apartments, are constructed from assembled reinforced concrete elements. Exterior walls are insulated and rendered. The stairwell wall is constructed using a glass façade system.
Exterior doors
The main entrance door, located on the ground floor (street level), is aluminium glass. The remaining basement and ground floor exterior doors are painted metal doors.
The Exterior door is equipped with the Vizit brand phono-lock system.
Interior doors
The door to the technical room in the basement and ground floor storage area are fire-resistant metal doors.
Exterior apartment doors are fire-resistant metal doors.
Interior apartment doors are, based on the interior design package, sill free doors that are either painted or veneered.
Partition walls
Partition walls between apartments are constructed from reinforced concrete panels. Interior apartment walls are constructed as suspended gypsum lath partition walls on a light substructure. Shaft walls are stacked using light blocks.
Balconies
Balconies are constructed from hollow core slabs as a load bearing structure. An inclined layer is poured on the panels, with an incline away from the building, and is covered with water proofing and wood grids.
Roof
Roof construction is from assembled hollow core slabs, which are insulated with water proofing in the form of 2-layer SBS roof covering.
Lift
A KONE lift with a capacity of 13 people (load carrying capacity of up to 1000 kg) is installed in the building. Lift shaft doors are finished with PVC covered by grey sheet metal, the lift cabin is covered with stainless steel, and the rear wall of the lift has a mirror at waist height. The floor is covered with Dutch bricks. The lift covers the distance between the basement and the VII floor.
Electricity supply and security equipment
Electricity supply, the telephone network and data communication, and TV cabling, are installed in the apartment pursuant to the project.
Fire fighting and security alarm system
An automatic fire detection and fire alarm system is installed in the building, in accordance with fire service and the Rescue Board requirements. Cabling for the security alarm system is installed in the apartment (without device).
Phono-lock system
The exterior door is equipped with the Vizit brand phono-lock system.
Heating and ventilation
The building is supplied with heat via Tallinn’s heat network. A fully automated thermal junction is installed in the thermal junction room, located in the building’s basement. The heaters are convectors located in the apartments. In humid rooms (washrooms) electric heated floors have been installed.
In the apartments, exhaust ventilation has been installed in the kitchens, bathrooms and closets, with the aid of roof ventilation fans. In addition to general ventilation, localised ventilation above the stove is planned for kitchens. To provide this ventilation, a ventilation duct with a diameter of 125mm is planned in each apartment from the kitchen to the roof, which the future owner can connect with their selected oven hood. In order to compensate for exhaust, fresh air valves equipped with noise suppressors, located on exterior walls, are designed for rooms.
